What is Verbal Consultation?

Buying a home is typically one of the most significant purchases a person can make. And in a hot housing market, many homeowners make the mistake of forgoing a home inspection to secure a deal, which can create detrimental consequences.

This is where a Verbal Consultation comes in. With this service, buyers who are not looking for a formal inspection report can have a walk-through with a WIN home inspector to go through major components.

It is important to note that a verbal consultation is not a replacement for a Full Home Inspection. It is a verbal-only consultation, meaning there is not a written report or photos taken. More extensive areas, such as full attic and crawlspace evaluations or plumbing fixtures, cannot be included in this service.

Why is a Verbal Consultation required?

A Verbal Consultation offers peace of mind for buyers needing to make a quick but informed decision about an investment. Additionally, this feedback allows a person to plan for future repair and maintenance costs, potential issues, health risks, and more.

What is covered in a Verbal Consultation?

During this service, a professional home inspector will conduct an on-site consultation exploring the major elements of the home.

When complete, the inspector will verbally address any overall questions and findings. Areas of the home buyers can expect to be covered (where applicable and safe to access) include: 

  • Home interior 
  • Main roof covering's general condition 
  • Exterior siding/trim 
  • Attic and crawlspace 
  • HVAC system 
  • Plumbing
  • Main electrical panel 

To make the most of a verbal consultation, buyers should accompany the inspector to ask questions and take notes. The inspector will explain what they are checking and provide tips for maintenance and repair. They will also give a final verbal debrief.
